Stranded Great News, doesn't stop him selling the stadium of course but delays that protest and signals that sale of it as anything other than for ongoing use as a stadium is likely to be frowned upon and planning persmission very hard (though not impossible) to obtain.
For those who don't know when a building is an ACV the owner must tell the council if they intend to sell. They then cannot sell it for 6 weeks, if a local interested group ask to be considered as a buyer. If one does not come forward a sale can complete at the end of that period.
If they do, then a sale cannot take place to anyone other that that group for 6 months - only at the end of that 6 months could the owner sell to a third party.

So could STAR come forward to be considered as a buyer only for nothing to happen for 6 months then, towards the end of that period, another local could ask to be considered as a buyer which gets another 6 months and so on until someone we all like and/or trust can be found with funds to actually complete a purchase?

Anybody on here remember, going back in time, when Y25/26 were taunting Pompey fans with "Who's that coming over the hill, is it the tax man, is it the tax man?" Alongside "This is your funeral, this is your funeral". Karma works in its own way and own time.
The main difference here is Pomepy fans revelled in the success their cheating caused and denied that they should be punished.
Whilst we're trying to get shot of the cause of our issues.

I am not sure this is true, when Pompey were successful they celebrated as do all fans. Once the financial issues were uncovered they fought and fought to get them out of the club, hence the fan ownership? when Pompey won the fa cup and ac milan etc there was no hint of trouble so why wouldnt you celebrate.

Surely if we are talking about the club + the ground + the training ground then Dai's £70M figure is nearer the mark. Surely it would cost more that £50M to build the ground today and the training ground purchase of land + all the infrastructure would also cost multi-millions to replicate.
In summary anyone who paid even £20M for the club without the deal including the ground and training facility would be mad - as Dai would continue to own the assets - but expecting him to sell the whole lot for £20M seems unlikely to happen to me.

That £20m is without the stadium but including the training ground.
The value of the stadium is not what it costs to build but what someone is willing to pay. And the only party interested in buying would be the new owners of Reading. They could play hardball like Coventry did and try to ground share if Dai won't accept their offer. Or they could simply continue to rent from Dai. I'd say that £20m would be about right if they do purchase it - the new owners of Derby paid £22m for Pride Park off Mel Morris.
So £20m is probably the minimum that you would need to become the new owners of Reading. But £40m would be needed for the ground as well.
